Abstract

The use of Building Information Modeling (BIM) is mandatory for state buildings above 2000 m2, according to PUPR Regulation No.22 of 2018. The office building of the Dumai Revenue Management Unit, which serves as a means of tax service, still uses 2D drawings and manual calculations. This study aims to apply BIM with Autodesk Revit to produce Quantity Take Off and analyze the comparison of the volume of planned work with Revit output. Data collection was conducted through observation, interviews, and documentation, including literature studies for related Journal sources. The Data consists of primary data obtained directly from the field (documentation, working drawings, AHSP, RAB) and secondary data from previous studies. Volumes are calculated manually using Microsoft Excel and through 3D modeling in Revit, resulting in a Quantity Take Off (QTO) that is compared with manual calculations. Volume comparison analysis was conducted to obtain the percentage difference, using qualitative and quantitative descriptive methods. It was found that the largest concrete volume ratio was found on the stairs with a difference of 0.150 m3 or 2.19%, for the largest iron volume ratio was found on pile cap work with a difference of 142.54 kg or 3.14%. The difference in volume is caused by manual calculations produce larger volumes due to the complexity of the design. In contrast, the calculation for the pile cap shows no difference (0.0 m3) due to its simple design. Manual methods have the potential to produce higher errors and require more labor. In addition, revit calculates the volume of column, beam, and plate elements in detail, minimizing the risk of double calculation.
