Abstract

Cost and time planning are important aspects of construction project implementation. Problems that often occur in preparing a Bill of Quantity (RAB) include inaccurate calculation of work quantities and the use of unit prices that do not correspond to the latest market conditions, which may affect the accuracy of project cost estimates. This research was conducted on the Construction Project of the SMA ICS Pekanbaru Building to calculate the required cost and implementation time based on the 2026 planning conditions. The objectives of this research are to calculate the work quantities from the first to the fifth floor, prepare the RAB based on the 2026 Analysis of Unit Price for Construction Works (AHSP) and labor and material unit prices in Pekanbaru in 2026, and prepare the project schedule. The research method used was a conventional method by calculating work quantities based on working drawings, determining unit prices, calculating the cost of each work item, compiling the RAB recapitalization, and preparing the Time Schedule and S-Curve based on the work duration. The results showed that the total RAB was IDR 25,236,800,000.00, with a planned implementation period of 14 months. The novelty of this research lies in the application of the 2026 AHSP and 2026 labor and material unit prices in Pekanbaru for calculating work quantities from the first to the fifth floor and preparing the project schedule for the SMA ICS Pekanbaru Building.
