Analisis Biaya Siklus Hidup (Lcc) Bangunan Pabrik (Studi Kasus Pabrik Cfa Animal Feeds Plant Pt. Sari Dumai Oleo, Dumai, Riau)

This study analyzes the Life Cycle Cost (LCC) of the CFA Animal Feeds factory building owned by PT. Sari Dumai Oleo in Dumai City over a 50-year service life. The main objective is to identify all cost components and calculate the total life cycle cost of the building. The components analyzed include initial construction costs, operational costs (electricity and wages), routine maintenance, component replacement, and demolition costs. The analysis uses the Net Present Value (NPV) method, taking into account an inflation rate of 4.59% and a discount rate (WACC) of 11.78%. The results show that the initial construction cost is Rp33,532,754,459.55. Operational costs are the largest component at Rp732,742,079,509.41. Maintenance costs amount to Rp8,453,148,329.82, replacement costs are Rp43,872,399,511.43, and demolition costs at the end of the building’s life are Rp2,872,399,511.34. In total, the life cycle cost of the CFA Animal Feeds factory building over 50 years is Rp781,289,144,138.81. These findings provide a comprehensive overview of the long-term cost burden that must be considered in industrial building management. Through LCC analysis, companies can develop more efficient and sustainable budgeting strategies, serving as a foundation for long-term investment decisions. This study is expected to be a valuable reference for management and investors in evaluating the economic feasibility of building and operating industrial facilities.
